After at least 20 years of roof leaks and 17 years of me emptying 5 gallon buckets my shop is getting a new roof.

One side is done after 2 days of work by a 4 man crew. It is quite a job. This is a Butler building and it is 50x96 at ground level and 38 feet 8 inches by 96 at rooftop. Originally the roof panels were one piece. My roofer elected to have the new metal made in 19 foot 4 inch pieces for ease in handling. We also decided to eliminate the three large ventilators and in lieu of a ridge cap vent that runs the entire length of the building. My roofer says the ridge cap vent will lower the temperature in the shop as well.

Since I had to move all the bikes and vehicles to avoid falling debris I gave the lifts and bike areas a much needed clean-up and reorganization.

Temporary parking on the RH side of the shop until the left side is done. It took them 2 days to do the 1st half. Today they are gathering up all the old roof panels and hauling them off. Monday they will start on the left side.

Gray Ghost back on the lift and the Road King back in its' spot.
We decided on the bright white panels for heat deflection and it is so much brighter inside now with the new panels.
 Very nice! Nothing like a clean, bright work area.
Thanks! About 1/2 of the shop is useable. So much junk to scrap and get rid of. I had 5 dumpsters of scrap hauled off last year and probably have close to that many to go plus a bunch of parts trucks. Daddy came up in the Depression and didn't throw anything away and that problem worsened as he aged. I only hoard 2 stroke bike parts in general and expansion chambers are my weakness...
I've been in there, its unbelievably better than it was 5? years ago. i still vote for some astro turf. my parts t500 is in there somewhere, ill be up soon. Great job tim
Thanks Mark!!!
:bacon:
Looks awesome! That roof will last well after we're all gone.
Thanks. Yes it will...
Looks great, Tim!
Still a ways to go on my new garage/shop, but we're getting there.
... and I know whatcha mean about old men and their hoarding. My dad's shop and yard down in CA was FULL of stuff. Tractors, old hit n' miss stationary engines, electronics, the contents of my grandma's house, etc. You name it, he had five of 'em. Most of 'em broken.

Chimney partial demolition complete. Daddy had a double barrel stove that he tried to heat the shop with. I scrapped the rotted out barrels. Left hand side re-roof in progress.
I'm on a roll putting my two cents in on postings today gotta catch up with the forum chat :Clown: :twocents:
First I wanna say that is an awesome workshop much like your bikes sir, just looks like an ultimate man cave, money maker headquarters. I assume you may use this as an office for business so to speak?
So that prompted me to have wander lust. You see where I live specifically Gloucester,Ma. the real estate is thru the roof expensive. I grew up here and never ventured out of the area much probably because Mom's good to me and she's also my landlord and I am a proverbial single fella,I live alone in a home I grew up in(with my old dying cat, long story) that she still owns. I just got it too easy here in more ways than one but I dunno if that's the way to be. You see the riding within 100 miles of my home mostly sucks,I feel uninspired with finding suitable employment and with a mix of urban/rural it's way too crowded. What else to say in a nutshell that comes across as not negative but honest, I live to close to nutty family that Mom God bless her married into and the same ole neighbors aren't so neighborly anyways which lends back to the crowded aspect I deal with. :umm:
Having said all that I can't really afford to own a home out right around here with out breaking the bank even though I don't need too...so I always wonder what it would be like to have a fresh start somewhere else, relocating where of course the real estate is cheaper. I would miss Mom if I did that but...
So I gotta a question, seems like you know Front Royal,VA. quite well. I found this place for sale a few days ago and it's been playing on my mind ever since. Are you familiar with it? Seems like a sweet place to be. I have more questions to follow but really even if I don't ask those I think it's just fun to kinda look at real estate listing and dream of greener grass. Kicking tires, and foundations, dirt and all that. :haw: Looks like a pretty rural area, vacation get away destination but people do live and work there year round I assume. At an asking price of 260k this same caliber property is at least double the value around here and I would say consequently so are the property taxes.

Shop roof done!
Re real estate. That is a lot of money for a 610 square foot house on 1.29 acres in my opinion.

Interesting, yeah I don't think you are alone in that opinion because it looked to me judging by the published sales history in the ad that it's been on the market for over two months with that stated price. Also the last time it was for sale was in 2021 and the sale price was almost half as much. Of course they claim the interior was renovated and I would assume the market to be stronger now than then but still quite a difference in values.
I will say however compared to what the same money will buy you here in New England that listed price of 260k is literally half of what it's value would be here. One of the reasons I took an interest in it.
Thank you for your thoughts on it. Nicely done shop roof BTW. I would love to have something like that unfortunately it wouldn't fit in aesthetically with where I live and again property values/ taxes being what they are would be another negative.
location is everything. my aunts house in long Island at roughly 1000sf in a 5th acre is worth almost 2 million. which is fkn insane

Yeah it's interesting. That part of the country has no appeal to me but I just think what a can of worms it must be to get in and out of there being so close to NYC. I know Long Island is a huge place though and the appeal is it's suburban feel outside of the big city.
Has your aunt lived there a long time? and if so I imagine she must be pretty surprised with the home value skyrocketing over the years. Hopefully she's safe and secure with that, not a victim of gentrification.
lived on LI all her life, they bought that house in 1964 when she got married. thats about 4 miles from where i was born and spent the 1st decade of my life. that area was always suburbia, still is.
The American dream, nothing wrong with that. Also nice being close to the ocean. I do ask myself if I would miss the ocean leaving my hometown. I just don't know.
